Former Peterborough community pub will no longer become sports bar due to lack on interest

Plans to deliver a sports bar at the site of a former community pub in Peterborough will no longer take place.

Peterborough City Council has granted approval to plans to remove the condition that was set to see part of The Ploughman in Werrington be converted into a sports bar.

In November 2025, Gujjar Investments Ltd was granted planning consent to subdivide the former Ploughman pub building into three commercial units as well as a sports bar.

The company has said that a marketing exercise for this sports bar was undertaken but that the process was ‘unsuccessful.’

Gujjar Investments Ltd then submitted a new application to remove the planning condition of the sports bar and for that space to be converted into retail space.

There have already been three retail units built at the site with Card Factory and Greggs confirmed occupiers of two of these.

The condition to restrict occupancy of the first floor flat to the manager of the sports bar has also been removed.

The application stated: “The Werrington community is served by a number of existing, alternative public houses.

"Any potential future operator of the sports bar unit, as well as facing the very significant challenge of raising investment finance and achieving an operator profit, would have to consider the established competition.

"They would have to take custom away from these other public houses to develop and sustain a trade for the unit.

"In a declining market where the premises do not meet the limited modern operator site location requirements it is highly likely that there would be no demand."

The building at the Werrington centre has sat vacant and run down since The Ploughman was closed in 2024.
