Plans for new 80-bed care home in Peterborough submitted

Plans have been submitted to create a new 80-bedroom care home in Peterborough.

Charterpoint (PE4) Ltd has submitted a planning application to create the new care home on a 5,821 square metre plot of land on Newborough Road, currently known as Slate Barn Farm. The farm is close to the recently constructed Manor Drive Primary and Secondary Academy.

The site currently consists of a farmhouse, outbuildings and domestic gardens, with vehicular access to Newborough Road.

If plans are approved, these would be replaced with a 80-bed care home.

All bedrooms would be single-occupancy with en-suites, accompanied by communal lounges, dining rooms, treatment/clinical rooms as well as staff/administrative accommodation. Secure-ground level gardens and patios would also be provided alongside first and second floor communal terraces to the east of the development.

A total of 33 car parking spaces would be provided, including three accessible bays and seven EV charging bays.

The application states that: “The three-storey form is deliberately designed to sit comfortably with the 2–3 storey heights emerging around Paston Reserve and the three-storey Manor Drive Secondary School, while allowing generous ground-level gardens and meaningful separation to boundaries.”

The care home would be staffed 24/7.

The application will now be considered by Peterborough City Council planning officers and can be viewed on its planning portal using reference 25/01642/FUL.
