Detailed plans go in for hundreds of new homes in Peterborough

Detailed plans have been put forward for a major housing development on the edge of Peterborough.

Outline planning permission was granted by Peterborough City Council last summer for a development of 870 homes on land east of Newborough Road.

The site is known as Leeds Farm and is part of the Norwood Urban Extension, earmarked for 2,000 homes in total.

Taylor Wimpey and Calco 101 Ltd submitted the initial proposal to the city council in February 2019, which included a new primary school, playing field and local centre on the site.

In the project’s latest update, a reserved matters application was submitted on August 20 this year which sought approval for development of the land for 620 of the new residential units, as well as provision of new open space, associated roads and drainage infrastructure, and safeguarding of land for the new primary school and a small commercial centre.

A reserved matters application is a formal request usually sent after receiving outline planning permission and fills in the missing design and layout details of a project before any construction can legally begin.

It was previously noted that development was initially limited to the occupation of 200 homes until further highway plans were put forward.

The 2,000-home Norwood Urban Extension is part of the city council’s proposed Local Plan that will set out how the city and the rural area will grow and change over the next 20 years.

It joins a number of other developing urban extensions at Hampton, Paston Reserve and Great Haddon, and a proposed urban extension at the East of England Showground.
