Plans to convert offices above Waterstones and Oodles Wok into flats in Peterborough city centre
Plans have been submitted to convert offices above two stores in Peterborough city centre to flats.
An application has been submitted to convert the office units above noodle bar Oodles Wok Peterborough and Waterstones into six new flats.
Offices sit at the first floor of 40 Bridge Street and the second and third floor of both 40 and 42. The application states that they have been vacant for ‘some time’ and are in a ‘poor state.’
The roof also need to be replaced due to an existing leak.

The application adds: “The buildings layout is convoluted, requiring long corridors to traverse the floor plan to get from the first floor to the second floor, creating an inefficient space that is not suitable for modern offices.
Plans are for five studio apartments, between 38 and 46 square metres in size, and one two bedroom flat.
The application states: “Smaller flat sizes have been chosen as providing family sized accommodation in the city centre with limited access to external amenity, and no way to provide external amenity on site and no parking, is not considered to be sustainable. Smaller flats provide cheaper options for those wanting to live in the city centre.
"The proposal to convert the building into flats would allow for the required repairs to be made to the existing building, ensuring that a local heritage asset is restored to its former self.”
The application will now be considered by planning officers and can be viewed on Peterborough City Council’s planning portal using reference 26/002338/FUL.
