Peterborough City Council planners considered a range of issues with the site varying from highway improvements and its environmental impact to its impact on any archaeological remains and to wildlife before finally giving it the thumbs up.

The application proposes the demolition of existing buildings and employment development comprising up to 166,440 square metres of light industrial, general industrial use and storage and distribution with a maximum building height of 21 metres. It also proposes car parking space for 1,762 vehicles.

A statement adds that once the development is operational it is estimated that between 2,943 and 3,259 jobs could be delivered on the site.

In addition, it is estimated the development works, which could take a decade to complete, would create an average of 189 construction job opportunities per year.

It goes on: “The proposed development would make a substantial contribution towards Peterborough’s employment land supply which will assist in retaining and enabling existing businesses to expand, and could encourage new businesses to move to the area.

“The provision of significant additional employment opportunities is anticipated to increase household expenditure which will also benefit local businesses.”

Under a Section 106 agreement with the council, the Church Commissioners have agreed to contribute £513,000 towards highway improvements.

A spokesperson for the Church Commissioners for England said: “The Church Commissioners are currently in talks with a development partner about Red Brick Farm with the expectation that work will begin on this site towards the end of 2021.

“As per the planning application, the development aims to create 3,000 jobs as part of the scheme.”

The application is one of a number of jobs creating development proposals that are currently under consideration in Peterborough.

More than 100 jobs are expected to be created through a £55 million development on the former Mars Petcare site in Shrewsbury Avenue, Woodston.

There are also plans for the construction of up to 200,000 sq ft of industrial, warehouse, trade counter, self-storage and roadside accommodation on a 8.63 acre site off Maskew Avenue.
