200 new affordable homes in Peterborough up for approval

The proposed 197 properties are for the former Perkins site in Newark Road, Fengate, Oundle Road and Sandpit Road in Thorney, on top of bungalow units in disused garage sites across the city.
The Cambridgeshire and Peterborough Combined Authority‘s Housing and Communities Committee will decide whether to approve the funding for the homes at its meeting on Monday.

Hide AdThe mayoral authority received £170 million from the Government in 2017 to deliver 2,500 affordable homes across the area, of which £70 million (500 homes) is ringfenced for Cambridge.
Sandpit Road, Thorney
Funding of £237,804, if approved, would deliver five more shared ownership homes at the site in Thorney.
The proposal is for Heylo Housing - which was established in partnership with Lancashire County Council’s Pension Fund - to work with housebuilders Larkfleet Homes to deliver the properties.
The units were originally due to be sold at market rate.
Bungalows
Funding of £665,000 would be spent delivering 19 bungalows for affordable rent at five disused garage sites in and around Peterborough.
They would all be let by Cross Keys Homes to the over 55s.

Hide AdThe combined authority said: “This proposal will benefit the local communities by way of utilising disused/redundant/void garage sites that currently continue to present management challenges in terms of fly-tipping and/or adverse social behaviour, together with a maintenance burden, for Cross Keys Homes.
“All homes will be delivered in modular form with off-site manufacture of ‘pods’ that are designed to utilise the existing footprint of the garage blocks and, where possible, the existing foundations and external brick walls.”
The bungalows would be situated at: Bluebell Avenue and Eastern Avenue in Dogsthorpe, Thistle Drive and Appleyard in Stanground and Hallfields Lane in Gunthorpe.
Former Perkins Engines site, Newark Road
The proposal is for 96 additional affordable homes with funding of £3.74 million.

Hide AdWorks on 104 affordable homes at the neighbouring former Perkins site were completed in July and the intention is for the entire development to be managed by Cross Keys Homes.
The site has full planning consent and will provide 38 homes for affordable rent as well as 58 shared ownership homes.
Former East Anglia Galvanising Works, Oundle Road
Funding of £3.8 million would see 77 affordable homes built - 54 for affordable rent and 23 for shared ownership.
The brownfield site has previously been the subject of a planning application for residential development which was approved, although that approval has now expired.
CB Collier, a property development consultancy, will submit a planning application alongside a housing association to deliver the scheme with works expected to begin by the end of next year.
