In rejecting the application, the council said there was “insufficient information... to demonstrate how the proposed units would be occupied”.

It added that the occupants of the proposed units would face “an unacceptable level of amenity, by virtue of noise and general disturbance associated with the existing industrial use of the site” and an “unacceptable disturbance from the nearby waste management uses”.

It also highlighted that there would be “a significant decrease in staff parking associated with the existing employment use of the site” which “would promote unnecessary on-street parking in an area whereby such on-street parking cannot be safely provided”.
