Selling a home in Peterborough: Six ways to stand out in a buyers’ market

For anyone looking to sell a home in Peterborough, simply putting up a’ For Sale’ board and waiting for buyers may not be enough in today's more competitive housing market.
Buyers have more choice than they did a year ago. The latest Hometrack UK House Price Index reports that the number of homes for sale across the UK is 7% higher than a year earlier, while the number of sales being agreed is 7% lower.*
Higher mortgage costs have also made buyers more selective about the properties they view and the offers they make. The East of England is among the parts of the country where house prices are recording modest annual falls, according to the report.
But that doesn't mean houses aren't selling. Hometrack found that properties which successfully find buyers are taking an average of 44 days to reach Sold Subject to Contract, exactly the same as a year ago.
So, in a market where buyers have plenty of choice, what can Peterborough homeowners do to improve their chances?
1. Get the asking price right first time
It's natural to want as much as possible for your home, but setting a high asking price to 'see what happens' can backfire.
Hometrack analysed homes listed during the second quarter of 2026 and found that 41% of properties listed below their estimated value found a buyer within 90 days. For homes marketed at least 20% above their estimated value, the figure was just one in four.
Perhaps more surprisingly, simply reducing the asking price later doesn't necessarily solve the problem. Only one in five properties that underwent a price reduction found a buyer within 90 days, according to the analysis.
2. Look at your competition
Don't only ask what similar properties sold for six or twelve months ago. Look at what's available to a buyer today.
If several comparable homes are for sale nearby, ask why somebody would choose yours ahead of them. Price will be part of the answer, but condition, presentation, outside space, photographs and how easy the property is to view can all influence a buyer's decision.
3. Make your launch count
A property attracts the most attention when it first appears on the market, so the opening weeks matter.
Hometrack's analysis found homes requiring a subsequent price reduction were less likely to find a buyer within 90 days than those marketed without one.
That makes good photography, an accurate description, sensible pricing and getting the property ready before it goes online particularly important.
4. Make it easy for someone to buy
Think beyond attracting an offer.
Have key paperwork ready and consider instructing a conveyancing solicitor early. If a buyer makes an offer tomorrow, being organised means the legal process can start rather than losing valuable time gathering documents and information.
5. Decide what matters most
There isn't one right way to sell a property.
For some Peterborough homeowners, achieving the highest possible price is the overriding objective, even if that means waiting longer and accepting greater uncertainty.
For others, particularly those moving for work, buying another home or facing a personal deadline, certainty may matter more.
6. Know your alternatives before you need them
One option is to get a no-obligation cash offer alongside considering the open market.
It gives you another figure to work with and allows you to weigh the potential benefit of waiting for an open-market buyer against accepting less in return for greater speed and certainty.
House Buyer Bureau buys properties directly, so the sale doesn't depend on finding another private buyer or maintaining a property chain. Chris, the Managing Director has been buying and selling property since 2010;
“A buyers' market doesn't mean that you can't sell. It means you have to be realistic about what buyers can afford and the alternatives they have.”
If achieving the maximum possible price is your priority and you have time, the open market may well be the right choice. But if timing and certainty matter, it can be useful to understand what your other options are before spending several months trying to sell.
If you're thinking of selling, you can have a free, no-obligation chat with one of House Buyer Bureau's property buyers to discuss your situation and the different options available. HBB can also give you an indicative cash offer during that initial call, giving you a figure to consider before deciding how you want to sell.
There's no obligation to proceed. Whether you ultimately choose HBB or sell through an estate agent, you'll have another option and another figure to help you make the decision.
