Plans submitted for recently-sold Peterborough pub to be turned into houses

Plans to convert the former Elm Tree Tavern in Dogsthorpe into seven new houses have been submitted.

The pub, which was closed and swiftly sold by brewery Admiral Taverns in December, along with its land, has now been bought by Janish Homes Ltd, based in Peterborough.

The company has now submitted plans to the city council to demolish the pub and its outbuildings to create seven new three-bed homes.

The homes would be arranged into two pairs of semi-detached houses and a terrace of three. Provision has also been made for 15 car parking spaces and seven cycle spaces.

The application states: “The proposal will significantly enhance the visual impact and amenity of the area removing what is an unsightly building and replacing it with attractive modern houses which are designed to provide a strong built form to the public realm.

"It is clear that the brewery considered the site and the business unviable. This decision will have been made in the light of many years of accounts for this pub as well as a wider understanding of drinking/pub trends.

“In addition to the questionable financial viability of this pub in common with pubs across the country- which has been exacerbated by the current energy cost crisis- it is clear that the demand for and use of pubs has changed markedly in the last ten years as many pubs have shut permanently.

“As the site is within the urban area of Peterborough there are clearly alternatives within the wider area and indeed the city centre.

“The closest alternative pub is the Bluebell which is on the junction of St Pauls Road and Welland Road. It is contended that this provides alternative provision within a reasonable distance (725m).”

Speaking about the closure, A spokesperson from Admiral Taverns said: “We are strong believers in the importance of community pubs and our focus is always on helping our licensees to run sustainable pub businesses.

"After careful consideration, however, we felt in this instance that The Elm Tree did not have a long-term sustainable future and therefore we took the decision to sell the pub.”

The application will now reviewed and can be found on the city council’s planning portal using reference 23/00046/FUL.
