The Church Commissioners, Milton Estates and Central England Co-operative want to redevelop agricultural land to the east of Newborough Road.

The site in Norwood is situated north of the A16 and its junction with the A47, but south of the Car Dyke canal.

The applicants are planning to carry out an Environmental Impact Assessment ahead of submitting a planning application to Peterborough City Council.

A document submitted by Deloitte to the council on behalf of the three parties states that the development would include:

. Up to 1,130 new dwellings, providing a variety of housing types and tenures

. New access points to and from the A16 and Newborough Road

. On-site provision of formal and informal public open space and recreation areas

. Creation of green links connecting the northern and southern corridors

. The preservation of Norwood Spinney which will be enhanced where possible

. A buffer with Car Dyke.

The document states that the proposed development would be low-rise and with no tall buildings.

If approved it would surround land which Taylor Wimpey has submitted an application to build on.

The plans for up to 870 residential dwellings, a two-form entry primary school, a local centre and public open space have yet to be decided upon by the council’s planning department, according to the authority’s website.

That proposed expansion near the existing Paston Reserve estate in Manor Drive raised concerns from local councillors about the impact of traffic in the area.

The Paston Reserve development, once completed, will accommodate 1,050 homes as well as a new primary school, secondary school, community centre and play facilities.
