The historic Brewery House in Stamford has been sold in a move that is expected to see the building returned to residential use.

The Grade II listed building has been sold to private purchasers, who have not been named, for an undisclosed sum but which was above the asking price of £575,000.

Selling the Brewery House was a difficult decision for the trustees.

Brewery House, which was formerly part of the Melbourne Brothers Brewery, is located in Scotgate in the heart of the town centre.

The 2,448 sq ft premises were last used as offices but were previously a dwelling.

The property was on the market for offers in excess of £575,000 and bids were received through informal tender with the final sale price above the guide price.

Sarah Mayhew, assistant agent of Burghley Estate, said: “Selling the Brewery House was a difficult decision for the trustees as it clearly formed part of Burghley’s history.

“Nonetheless the estate has to be sustainable and despite marketing the property to let as a commercial unit, the large office space proved difficult to find occupiers for in Stamford.

“It will make a stunning home and I am sure it will be enjoyed for years to come.”

The building’s sale was overseen by commercial agents Barker Storey Matthews’ Peterborough office, acting on behalf of Burghley House Preservation Trust.

Cameron Park, associate director at Barker Storey Matthews, said the freehold interest of the Brewery House had been sold to private purchasers who intend to convert the building back to residential use.

He said the property had been divided into a number of office areas and offered ample onsite parking in a secure gated yard for at least eight cars.

He said: “The property attracted significant interest, principally for residential use.

“As soon as this property was placed on the market it received strong interest from a range of developers and occupiers.

“Unsurprisingly the building is now returning to its former use, a residential dwelling.

“Housing close to Stamford’s town centre is incredibly well sought after and this property’s location and parking provision make it ideal for a large town house.”
