The Eagle Park has landed

As one of the area's newest business parks rises out of the ground, both developer and property agents are confident about the new park's ability to buck the slowdown in general activity.
The comments from joint agents Carter Jonas and Barker Storey Matthews and developer R&H Estates come as the estate road of the 19.3-acre Eagle Business Park, in Yaxley, near Peterborough, begins to give shape to the development. More than 30 per cent of the land – 5.85 acres – is already reserved to five different purchasers and the current competitive pricing – land pricing being at least 25 per cent lower than in Peterborough itself – is attracting significant interest.
Eagle Business Park – which has extensive frontage on to Broadway, Yaxley and is close to the A1(M) and Peterborough’s parkway system – offers serviced commercial development plots from 0.45 acre to 6.95 acres, as well as freehold and leasehold design and build packages.
The serviced plots of land start at £135,000 exclusive for 0.45 acre, with R&H Estates able to offer extremely competitive build costs for design and build packages, according to the agents. R&H Estates, an established commercial developer in the region whose past developments in Peterborough include Barnack Business Park, in Fengate, Saracen Business Park and Viking Trade Park, in Newark Road, and Bakewell Business Park, at Orton Southgate, also plans to construct, speculatively, in spring 2009, about 32,000 sq ft in a range of units from 800sq ft-7,000sq ft.
There is also design guidance for quality of development at Eagle Business Park, something which both developer and agents are keen to emphasise to potential occupiers and crucial to the park’s current and future appeal.
